Pet Friendly Policy
Pet Rent - $25 per month per pet
Pet Deposit - $500 for each pet.
- Cats and Dogs Allowed (2 pet maximum)
- Pets must be over 1 year of age
- Weight Limit is 50 lbs when fully grown
- Pets must be neutered/spayed
- No aggressive breeds
- Picture and vet records required
- Visiting pets are not allowed
Exceptions for legally documented service animals or emotional support pets.
Pet owners are required to pick up their pets' feces, and failure to do so will be the basis for eviction.
Pet screening is required as a part of the application process. If you have applied, you must create your profile with Pet Screening. This is a requirement EVEN if you do not have a pet.

📋 Requirements for Pets
- Must be spayed or neutered.
- Must be licensed and vaccinated as required by law.
- Must be kept on a leash or carried when outside the unit.
- May not be tied or chained outside.
- Waste must be cleaned up immediately.
- Pets must not cause excessive noise, threats, or disturbances.

💵 Costs & Insurance
- Pet Deposit (Refundable): Additional to your standard security deposit.
- Pet Rent: Monthly fee (if listed in your lease).
- Insurance Requirement: Proof of $100,000 liability coverage, with Pioneer Management listed as an additional insured.

📝 Registration & Screening
All residents must complete a PetScreening profile at pioneermanagement.petscreening.com.
- Pet Owners: Create a profile + pay screening fee.
- Assistance Animals: Submit a no-cost accommodation request.
- No Pets: Confirm “No Pet/Animal” status at no cost.
🔄 Annual Renewal Required.

🚫 Pet Visitation
Visiting pets are not allowed.
All animals—whether permanent or temporary—must be disclosed, screened, and approved. A visiting pet without approval is considered unauthorized and may result in:
- Fines
- Lease violation notices
- Required removal of the animal
- Possible lease termination

🐕 Assistance & Service Animals
- Fully permitted when properly documented.
- Must be registered through the PetScreening system.
- No deposit or pet rent is charged for verified assistance animals.

🛠 Responsibility & Damages
- Tenants are responsible for all pet-related damage inside and outside the unit.
- Noise, threats, or waste not cleaned up may result in fines.
- Units will be charged for cleaning, de-fleeing, and deodorizing if pets are present (even if unauthorized).
