Rental Screening Qualifications:
Required Information: Government issued ID, 2 months most recent pay stubs (or last 2 years’ tax returns if self-employed), pet photo (if applicable), and landlord contact information for at least the last 3 years (home ownership is considered). All adults 18 years old and older must apply and pay the marketed screening fee.
Security Deposits: are listed in the marketing for each property. For those without credit an additional deposit or co-signer may be required.
Common Reasons to be Declined: Incomplete application, insufficient verifiable income, evictions, outstanding balance with landlords, unsatisfactory references, credit score below 600, non-discharged bankruptcies, and certain criminal convictions, including felonies within the last 7 years resulting in bodily harm or intentional damage or destruction of property, for example “arson”, or illegal manufacture or distribution of a controlled substance. Any sexual related offenses for any time period.
