Choosing the Right Paint

Choosing the right paint for your rental properties can be a challenge. There are several things to consider. Which color, finish or sheen is right for you or the property. This maintenance tip provided by Pioneer Management. Be sure to protect your invest and attract new tenants.

When getting your home ready for the rental market, paint or painting is almost always a part of the discussion. Consideration like, do I need to paint, what color should I paint, what paint or color will allow me to attract tenants, what will allow me to touch up vs a full paint job on the next turnover?

Here are some things to consider when making the decision.

Finishes or sheens:

A flat or matte finish will have a low sheen. The paint is the least reflective of your options. It touches up well and helps to hide some imperfections in the wall surface. The downside is that it’s the most porous surface of possible paint selections, which can easily absorb stains and can’t be washed. Ideal applications typically are ceilings, or other areas where there wouldn’t be a need to scrub or clean.

Eggshell finish is not glossy and is one step up in the sheen scale from flat. I can have a subdued sheen to it. It’s a little more durable than a flat paint but the holds the advantage of being able to be a little scrubbable/cleanable. One downside is that it can highlight some wall imperfections and tends to start to show roller marks if not properly blended in during the application.

Satin finishes are the next step up. They are generally know for increased durability and can be used in higher traffic areas as well as areas that tend to be more moisture prone. Satin is relatively easy to maintain but tends to show roller and brush marks. For a better application and finish you may want to consider spraying this product.

Semi-gloss is well known for its durability and can be used in a bathroom or kitchen as well as moldings and trim. This sheen is highly durable and cleanable. It is also more prone to showing imperfections. Generally as you step up in the sheen spectrum, consideration to using a pro or one with experience in using this product is a must if you want a good appearance.

Finally, High-gloss paint is the shiniest of all the paints. It is the most durable and cleanable of all the paint sheens. It’s very cleanable and can last the longest when a heavy scrub is needed in your high traffic areas.
