Application Process

Rental applications:

Are processed in the order in which they are received for each property.

Applications must be filled out for each adult over the age of 18 and must be signed.

Each application must be accompanied by a $35.00 non-refundable application fee per adult applicant.

To qualify, the household must have a verifiable gross income equal to or greater than 3 times the monthly rent.

An application will only be processed when it is fully completed and the fee has been paid.

You will be notified by a Pioneer staff member if you have been approved.

The application fee will be refunded if your application is not processed.

Within 24 hours of approval, the applicant must deliver a certified check or money order (or proof of mailing) equal to the move-in costs detailed by Pioneer as a “hold fee” known as Pioneer’s “Reservation Deposit”.

Payment of the “Reservation Deposit” is the only way to hold or reserve the property and prevent additional showings and applications on the property.

The “Reservation Deposit” will not be refunded once rental contracts are signed.

The “Reservation Deposit” will be credited to the tenant’s security deposit at lease signing.

The total “Reservation Deposit” includes the Security Deposit and is required prior to move-in.

Please note that the Security Deposit is not considered rent nor does it apply towards the rent for the first or the last month of the lease.

Pet deposits range from $300-$500 per pet (where pets are allowed) depending on the size of the pet and/or property and must be collected prior to move-in.

In addition to the application requirements listed above, your application is subject to denial if any of the following have happened to you within the past 7 years:

Eviction

Felony Conviction

Registered sex offender or persons requiring to be registered as a sex offender

Unpaid debt or collection from a bank, lender, collection agency, previous property owner, manager, or landlord type agency as reported on applicant’s credit bureaus or otherwise disclosed.
